Oxygen Consulting delivered a padel feasibility study to convert a warehouse under construction in Sussex into an indoor venue, benchmarking the scheme against alternative light-industrial uses to identify the strongest “highest and best use” pathway. We assessed spatial feasibility, capital and operating costs, demand and utilisation assumptions, and we also completed a market positioning exercise to define a compelling offer in a location where players now have rising choice across venues. We then built detailed five-year financial modelling to stress-test the concept under key sensitivities and provide a clear, decision-ready recommendation, giving the client confidence in viability, risks, and next steps.
